Website and application terms.
Effective 2026-09-14. These website terms govern use of List with Szasa and the online listing application. They do not replace an executed listing/service agreement or transaction document.
Service structure
List with Szasa — Florida Flat-Fee MLS Listings is a statewide Florida flat-fee listing automation application. REK Intel is the technology and operating platform. Brokerage services are provided by Real Estate Kingz LLC, a Florida licensed real estate brokerage.
Submitting an application or paying a package fee does not by itself create an active MLS listing. REK must accept the listing and complete required ownership/authority verification, agreements, disclosures, compliance review and MLS processing.

List with Szasa is offered only under a transaction broker relationship.
Every List with Szasa service plan—including MLS Essential, MLS Plus and Seller Concierge—is provided by Real Estate Kingz LLC under a Florida transaction broker relationship. Package level changes the scope of services and support; it does not create a single-agent relationship or fiduciary representation.
If you believe you need single-agent representation or traditional full-service brokerage, you must contact REK to establish a separate relationship outside the List with Szasa flat-fee plans. Any such engagement requires a separate written agreement and is subject to REK’s then-current standard commission or fee structure, which remains negotiable.
$99 is earned upon successful payment.
Each List with Szasa package includes a $99 Application Review & Compliance Fee payable to Real Estate Kingz LLC (“REK”). Because Szasa automation initiates REK’s Application Review & Compliance due-diligence process upon successful payment, the $99 fee is earned immediately upon successful payment and is nonrefundable.
The fee compensates REK for brokerage, ownership, eligibility, compliance, administrative, communication and listing-file review resources committed to the application, regardless of whether the property ultimately proceeds to MLS activation.
MLS activation is an objective event
For List with Szasa fee and refund purposes, MLS activation occurs when the listing is accepted into the applicable Multiple Listing Service (“MLS”) system and an MLS listing number is issued for the property. The MLS number supplied by the applicable MLS is evidence that activation has occurred.
Once an MLS number has been issued, the entire List with Szasa package fee is earned and nonrefundable, subject to rights that cannot lawfully be waived.
Seller cooperation and ownership
Every deed ownership party must be disclosed. Every required individual owner, or authorized human signer for an entity, trust, estate or other non-individual owner, must satisfy REK’s identity/authority requirements and sign required listing documents before MLS activation.
REK does not accept List with Szasa listings for only a fractional, percentage, undivided, beneficial or other partial ownership interest. The proposed listing must involve the entire property.
Broker compensation is negotiable.
Broker compensation and fees are not set by law and are fully negotiable. Package pricing covers only the services expressly included in the selected package and applicable agreement. Any seller-authorized payment to a buyer representative must be addressed separately in writing and is not an offer of compensation through the MLS.
Seller responsibilities
You agree to provide accurate ownership, property, pricing, disclosure, photo and contact information; to promptly correct material errors; and to provide identification, ownership/authority documentation, signatures and other information reasonably required for brokerage and MLS compliance. You may not upload content you do not have the right to use.
If a required owner or signer fails or refuses to cooperate, REK may decline or close the application. The $99 Application Review & Compliance Fee remains earned after successful payment.
Electronic communications and records
You consent to receive transactional communications electronically at the email address and telephone number you provide. Your private seller-workspace link should be protected as confidential access information.
Required online acknowledgments may be recorded with date/time, policy version, acknowledgment text/hash, payment reference, IP address and browser/user-agent information to document the transaction and acceptance of applicable terms.
No guarantee of sale or MLS acceptance.
Real Estate Kingz LLC (“Real Estate Kingz” or “REK”), List with Szasa and REK Intel do not promise, guarantee or warrant that a property will be accepted for listing, receive an offer, sell, sell within any particular period of time, sell for any particular price, or successfully proceed to closing. MLS placement and brokerage services provide marketing and transaction infrastructure, but they do not guarantee a sale.
MLS rules, legal requirements, property characteristics, pricing, buyer demand, financing, inspections, title matters, third-party actions and market conditions may affect the listing or transaction. Real Estate Kingz provides brokerage services subject to applicable fair-housing and anti-discrimination requirements.
